Please note all applicant(s) without SSN (Social Security Number) are responsible for PRE-PAYING ALL LEASE CONTRACT RENT CHARGES IN FULL FOR THE ENTIRE CONTRACT TERM.

Applicant(s) receiving Lewis & Clark Community College scholarship for HOUSING must PRE-PAY IN ADVANCE any room assignment upgrade charges that go above and beyond the established scholarship room assignment.

All applicants are required to provide a qualified Guarantor to financially obligate their lease contract who can provide proof of income reflecting 2.5 times the monthly rent in gross monthly income and pass a qualifying credit check.

Acceptable forms of proof of income are as follows (please provide only one form of proof of income with your application):

Trailblazer Commons management will also consider a bank statement copy reflecting 2.5 times the total lease value (if you do not have any of the above stated forms of proof of income) as an acceptable additional form of proof of income.

Consumer Reporting information from Equifax will be obtained for the applicant Guarantor that will financially obligate and guaranty the lease contract. Any negative reporting consumer information can be cause for additional deposits or possible denial of the application.

Nationwide background check and sex crime check and offender registry reporting will be obtained for applicant(s) whom will be physically residing on the property, the management company will deny applicant(s) with felony record, sex crime history or sex offender registry record.
